Limbach Facility Services Service Sales Representative in Laurel, Maryland

Limbach is currently seeking a Service Sales Representative for our Laurel, MD location.


The primary function of a Sales Representative is to develop new customers for the Company through the sale of renewable maintenance contracts and/or fixed price projects. Sales Representatives will be expected to find their own prospects, obtain appointment s with those prospects, develop interest in those prospects and sell any of our standard maintenance contract s and/ or fixed price project s at approved Company pricing standards. Sales Representatives will understand the total range of Company offerings, assess genuine interest in any Company offering and will hand off appropriate opportunities to designated individuals.


  • Redeem annual booking quota through the sale of automatically renewable maintenance contracts and/ or fixed price project s in assigned market s and in assigned territory at standard Company pricing levels.

  • Maintain a suspect list of at least 50 potential customers at all times.

  • Proficient in obtaining first appointment s with suspect customers and converting them into sales opportunities.

  • Able to make effective “First Call” presentations to determine potential and level of interest, to answer all quest ions and objections, to determine true viability of this prospect and develop an action plan only for those prospect s for which there is a high probability of closing a sale.

  • Using Company provided tools is able to survey a building to identify all mechanical equipment.

  • Understands functionality of various types of mechanical systems to assure all individual components are identified and included in the survey.

  • Understands from a customer’s perspective the costs associated with owning, operating and maintaining a building and is able to review those costs with prospect s in various market types.

  • Using Company provided tools is able to price various maintenance products and/or project opportunities and is able to determine best product for each prospect based on information obtained during the first call.

  • Using Company provided tools is able to develop a professional proposal customized to each prospects needs.

  • Able to present proposals to prospects, overcome object ions and close the sale.

  • Able to build and maintain positive working relationships with all fellow employees, customers, prospect s, and vendors and always represent the Company and yourself in a very positive and professional manner.

  • Participate as assigned in the renewal, salvage, collect ion or escalation of contract s with existing customers.

  • Participate as assigned to assist others in the Company to obtain or retain business in offerings not necessarily related to your primary function.

  • Using Company provided tools and format s maintains all sales logs and submit s report s to management, which describes selling activity and booking activity for the week, month and year to date.


  • Knowledge of the HVAC/ controls industry preferred

  • 0 -5 years selling experience

  • Ability to multi-task, work in high-pressure situations

  • Must be a “Team Player"

  • College degree preferred
